7 deadly Sins

1. Neglect

Make your home look clean and spotless and people will love it, neglect your home and you will still be trying to sell in 6 months time!
Don’t let buyers see the obvious – peeling paint on radiators, dead plants in front garden, stained carpets etc. This will put them off as they will be worrying about things they can’t see and you could lose your sale!
So this is what you do: Strip and re-paint radiators, clean all your carpets or buy cheap new ones. Buy new fresh healthy pot plants (take them with you when you move.) Make sure you tell the buyer you intend to do so.

2. Carpeted Kitchen or Bathroom

Although not a complete deal killer. Avoid putting carpets in kitchens or bathrooms.
It has been deemed a bad idea to carpet these areas and that these splash happy zones to be left carpet free.

3. Textured Walls & Ceilings

People simply don’t like artex ceilings. Wood-chip wall paper is usually hiding something. Get the wall replastered if it is that bad.
It may not be a deal breaker, but the buyer will try to negotiate down because they know they can’t live with the ceiling like that, and also know it’s a horrendous and expensive job to remove it.
With the advent of better, more flexible materials able to cope with movement in a home, we can all have smooth ceilings.

 

4. Pets

Homes where pets have the run of the place are a big turn off for buyers.
This may come as a shock, but not everyone in the world is in love with your cuddly animal friends. Dog and cat smells can be really off putting and your home will suffer. Make sure any damage done by your pets is repaired and leave your pets with neighbours when you have a viewing.

5. The Wrong Bathroom

Keep it modern. White is the perfect choice of a bathroom.
Swan shaped taps are not everyone’s taste. Also there is a reason why you can no longer buy an avocado, chocolate brown or burgundy bathroom suite, they are hideous. White is right.

6. The Wrong Kitchen

Don’t make a big statement in your kitchen, be easy on the eye and make a clean and spacious statement.
The simple fact is, if you spend a lot of money installing a kitchen that no-one else likes, then you are going to see potential buyers put off at the challenge of putting things right or negotiating your asking price as compensation.

7. An untidy Garden

No matter what the time of the year, your garden is the first impression anyone will get of your property. Make sure it is tidy and presentable.
